We employ dedicated surveyors experienced in all aspects of Landlord and Tenant work including rent reviews and lease renewals. We can provide expert evidence in dispute resolution and litigation, arbitration and expert referrals.

We work closely with the legal profession and can advise on the most appropriate and beneficial wording in the drafting of rent review and arbitration clauses in leases.

We have assembled a comprehensive database of evidence detailing letting and rent review transactions on shops, restaurants and offices.

We also carry out other professional services including insurance valuations, record of conditions, schedule of dilapidations and rating appeals etc. The professional services team act on behalf of numerous leading retailers and a range of investors in commercial property.

Management

Property management can be time consuming and complex and for these reasons many owners seek a professional agent for their own peace of mind.

Miles Commercial manages commercial and residential properties; clients include private individuals (some based overseas), private and PLC companies and Housing Associations.

Listed below our normal management duties:

  • Preparation of demands, collection of rent and service charges (all monies held in dedicated client accounts)
  • Calculation and collection of interest on late payments
  • Regular inspections of the property
  • Arranging for minor repairs (to an agreed limit) and overseeing the work
  • Administering insurance cover
  • Reconciling the landlord’s rent account for the year end and producing service charge accounts and budgets
  • Maintenance contracts, management and cleaning of the common areas
  • Dealing with routine enquiries from tenants
  • Maintenance of all records relating to the property and the tenancies
  • Forward planning on rent reviews, lease renewals
  • Advising on portfolio policy and maximizing the landlord’s asset

If tenants are getting into financial difficulties, our agency department will try to find a new tenant to take over the lease on a back to back basis (ie with no void period).

Residential

We have been active in the Knightsbridge, Chelsea, South Kensington and Fulham areas for over 15 years. We have a number of overseas clients who have purchased property for investment and who then look to us to manage and let the residential element of their portfolio. This year for example we have let flats in Parsons Green, Hammersmith, Fulham and West Kensington, as well as a block of flats in East Molesey, Surrey.

We further advise development companies with the purchase of site acquisitions in Central London and the South East of England. Also we advise clients on the purchase of residential blocks.
